Do I need an Asbestos Inspection?

If you are planning on doing any kind of renovation project it is possible you need an asbestos inspection prior to construction to verify no asbestos containing materials will be disturbed.  Both residential and commercial buildings typically need appropriate asbestos sampling. The EPA and the CDPHE of Colorado regulate the amount of asbestos that can be disturbed during any specific project. Colorado Air Quality Control Commission Regulation 8, Part B dictates, in part, that you must test for asbestos-containing building materials any time you will disturb, damage or remove any suspect building materials. If a project starts with out testing and then asbestos is found in the materials it makes it much more difficult to clean up and deal with than if precautions would have been taken in the beginning. Certified asbestos testing is an inexpensive insurance policy against possible fines, legal liability and costly project delays.

Various Materials have been produced over the years with various amounts of Asbestos in the products. Manufactures would add asbestos because of its physical properties such as:

  • Electrically non-conductive

There are several regulations, such as the EPA Clean Air Act and the Colorado Air Pollution Prevention and Control Act, that govern how asbestos-containing material should be identified and properly handled. These regulations seek to prevent serious health risks to workers and the public. Asbestos is known to have long term health affects and should be taken with precaution when starting any new construction project.

What is the Difference Between Demolition and Renovation?

There is sometimes confusion with the definition of Renovation and Demolition. In the Asbestos world the word Demolition is defined as the removal of a load bearing member. This means if any part of the structure that is load bearing and is going to be impacted during the project then you would need a Partial-Demolition or Full Demolition inspection. A renovation inspection is anything other than demolition such as:
